Frequently asked questions

Are you licensed to manage properties?

Yes!  Scott and Pam are licensed in the state of MN to provide real estate services

How long will it take to rent my property?

There are no guarantees on how long it will take to rent your property.  We want to make sure we have a good renter for your property so we will most likely have to do multiple showings and go through multiple applicants to find one that meets the criteria we set.

Can you assist us in getting our property ready to rent?

Yes, we can give you our recommendation on what needs to be done and we have vendors we work with to do any repairs or maintenance.

Do you provide a monthly statement to owners?

Yes, we email a monthly owner's statement that gives you a breakdown of income and expenses for the month.  This statement is also available through our owner's portal and is customizable for any property and date range.  We also send you a monthly rental report which gives your more detail on what activity we are seeing on vacancies and maintenance requests.

When will I receive my rental funds?

We do disbursements between the 9th and 11th of the month.  Your funds will be deposited into your bank account via ACH transfer and should be available by the 15th of the month.

Do you get my approval before doing any maintenance work?

Yes! You can provide us with your preferred vendor list.  We will call them first if they are unable to complete the work we will move on to one of our vendors.

Can we use our current vendors or do we need to use yours?

Yes! You can provide us with your preferred vendor list.  We will call them first if they are unable to complete the work we will move on to one of our vendors.

Can we do the repairs ourselves?

Yes!  we can put you in as a preferred vendor and you would be called first.  If you are not able to get it fixed in a timely manner we will suggest we find another vendor to complete the task.  We want to make sure the tenant is happy and no more damage happens to the property.

Will you work with my home warranty?

Yes!  Provide us with the details of your home warranty and we will be happy to work with them.

Is smoking allowed in your properties

That is up to you.  We strongly suggest no due to the damage smoking can cause to the property.  Tenants can smoke outside.

Should we allow pets?

That is up to you.  We suggest no because they can damage the property.  Not allowing pets does reduce your tenant pool by 50%.  If you don't allow pets we still have to allow service animals and companion animals by law.

Who holds on to security deposits?

All deposits are held in our trust account.  Which is regulated by state law.

What is the process for hiring Stormo Property Management?

  1. Meeting or a phone call to answer any of your questions.
  2. Getting all documents and 3 sets of keys together for all units.
  3. Reviewing and signing the management agreement.
  4. Provide us with the documents, keys, bank information and contracts.
  5. Let us take care of the rest.

How much is the Management fee?

The industry standard is 10 to 15% of the rent and 1 month's rent to find a new tenant.  Call us for a cost for your property. 

How are tenants able to pay rent

They are able to mail a cashier's check or pay online with an electronic check, or credit card.
